Another house, another offer. Now for the usual painful wait and inevitable disappointment. We just did our pre-inspection this morning and (un)fortunately it came back extremely positive, so I didn’t pull my offer. There are at least four others on the table, that’s all I know and now there’s nothing else I can do.

I’ve been playing the, “if we get it, great; if not, oh well” stance pretty hard on this one. And my wife always says she’s in the same boat... But then she calls me with this just heartbreaking amount of positivity. Almost an assumption that we are for sure going to get it, no matter how many times (IT’S BEEN MANY) we DON’T GET THE HOUSE. “I’m going to throw the biggest house-warming party!” “I couldn’t stop myself from calling my sister about it!” “I drove by with so-and-so today to show them!” “Our offer is really strong! [it is] I have a good feeling about this!” She does this... every time... and it’s so sweet, and it is exciting. But then when we don’t get the house, she becomes one very sad lady. And so much of me is like: shit I wanted it too, but pump the brakes otherwise we’re going to live and die by every house we like. Obviously, it’s no surprise I married my opposite. She pull me up, and I tether her to the earth. Basically, I’m a total drag.

Don’t wait around for my “we didn’t get the house” post, I’m treating it like a certainty. At this point, it’s only newsworthy if I actually get an offer accepted, on something, someday. So when I post a picture of a Paseo convertible later this week, please think to yourself, “Yep, bastard must have lost out again. Sad!” I’m planning for the long haul, people. I’ll be renting and scheming. Eventually we’ll catch a break. 6 months, 12 months, I will wait. No problem.

So I found out that Olympia is getting (beginning stages) a ferry going up to Seattle. Great, but property values are going to shoot way the fuck up. Once our little uns are older we wanted to get a waterfront property. May be purchasing land sooner rather than later.

I don’t envy your situation in Seattle at all because it’s crushing for any semblance of a budget.

I keep hearing this but I’m not convinced. A correction sure but, a bubble might be a bit much. I think this area is getting the attention it deserved, for better or for worse, that many locals lamented.

God reading this is giving me flashbacks to my house hunt in 2015. It got to the point where we were making offers on houses that were just “ok”. We’d ask each other “do you hate it?” then make an offer. Think we hit about 20 offers before finally getting one accepted, then that one had issues in inspection :/

The house I ended up getting was on market for 12 hours before I was the third offer in. House shopping was one of the most stressful things I’ve done in my adult life. Especially with the whole “you need to impulse buy in this market” bullshit.

There will be a correction within two years, but over the next 5-15 years it will overall spiral out of control and it’ll be like south Vancouver or north San Fran. So much out-of-state — and out of country — money coming in that we’re approaching the point of no-return for a normal housing market :(

I have the same feeling. At least around here, builders are throwing up houses as fast as they can. Almost nothing was built from 2009-2013. Once the supply catches up prices will stabilize, and the builders will keep going strong and then there will be an over supply causing prices to go down.

With the new regime opening the doors to dirty offshore money even wider than the prior regime, the most we’ll see here is a slower rate of increase. Plenty of demand, only so much supply, many cash buyers.

A sizable fraction of houses here are bought and kept empty, changing hands on paper only in the process of money laundering/parking. Things won’t get better until something is done about it. There is demand, sure, but it’s nowhere near the level you are led to believe.

I’m at who the fuck knows. The 2008 bubble was brought on by many factors and there are still some of those in play. It just stinks that a middle class family can’t afford a decent home in a major metropolitan area.

They can, they just have to move in with family. I’ve seen a few people I know buy a house with their sibling(s), or parent.

On the flip side, there are also a lot of 30 somethings inheriting money these days. I’m talking six figures. I think my parents inherited like $2,000 combined. But the generation dying off today seem to be leaving sizeable nest eggs for their children, more than ever before. When one inherits $200k, buying a $500k house isn’t such a stretch.

I don’t see that happening. I’ve seen the tail end of Chicago and the explosion of DFW. We’re land locked comparatively here. Prices will always be high and the natural beauty solidifies that.
